The purchaser shall make all necessary verifications with
municipal and governmental authorities for the use of the
land at his own expense.
The current municipal by-law only allows mobile home parks
and modular homes in this zone. If a new buyer wished to
change the use, regulatory changes would have to be made
and authorizations from the MRC and the CPTAQ would also be
required. Furthermore, a minor derogation cannot be used to
change a use and therefore could not be used to modify the
zoning by-law.
Agricultural zoning protected by the CPTAQ with an
authorization for non-agricultural use (#131628).
Certificate of Location ordered and will be available by
March 1, 2023(On certificate will appear:2 lots, public
utility easements & overview without mobile homes).
In accordance with the new Bill 96, as of September 1,
2022, the Quebec Registry Office will no longer accept
applications for registration accompanied by documents in
English. Accordingly, all accompanying documents in English
must be translated and submitted to the Land Registry
Office with an authenticated Quebec translation of the
document in question.
Deeds of sale, mortgage deeds, notices of lease,
amendments and cancellations of a registered right filed
with the Land Registry Office must be in French. Note that
notaries do not have the authority to translate documents.
Each lot is serviced by the city (water and sewer) and the
2 streets in the park are owned by the municipality.
